Hoblands in Haywards Heath and a potential of 5.4% Yield!



Hi everyone thought I would point this property out to you. I came across it in my daily trawl of the property websites and thought it looked interesting. It is located in Hoblands so it is perfect for the Princess Royal hospital and has recently been added by Holroyd.



It seems like quite a nice example of a house in this area, quite modern, fairly decent size with allocated parking, all good plus points for a potential tenant. The asking price is £159,995, which seems to be fairly consistent with similar properties in the area.

With regards to the rental side of things, we have just rented a similar property for around the £725 pcm mark. So, when we do our little calculation on what the expected yield could be, this brings us out with an annual potential yield of 5.4%. 

Now, the details of this property do state that it is leasehold and there is only 66 years remaining on the current lease. So, make sure you know what provisions are in place for renewing before you get too excited!

Great Location, Great Yield!

This one didn’t hang around for long and I’m not surprised. It's a two bed apartment in Sharrow Close, Haywards Heath offered by Marcus Grimes.

Condition wise it’s not too bad, the kitchen could do with some updating and I would recommend a coat of paint to freshen it up. 


Apartments in Sharrow Close are always good renters as they are less than half a mile from Haywards Heath mainline station and would appeal to young professionals who commute. The yields also tend to be pretty attractive. We currently manage 4 apartments in Sharrow Close, and I would suggest marketing this at around £850 per month. This would give you a yield of 5.3%, much better than your bank would offer on a savings account! Bear in mind though, as with all leasehold properties the ground rent and services charges will affect the yield.

Opportunity for Returns in Mid Sussex Villages.




Having recently had a wonderful Sunday lunch at the New Inn in Hurstpierpoint, I wondered what returns could be achieved in the beautiful villages of Mid Sussex. I started to have a look and found this 1 bed flat, perfectly located on the fabulous high street in Hurstpierpoint, which looks in pretty good condition to rent straight away.




The flat is on the market with Clifford Dann at an asking price of £175,000, which seems  reasonable to me. Considering that you would be looking at an asking rent of about £750 pcm, this little property could gross you an impressive 5.1% annual Yield!
